What is fractional ownership and how does it differ from timeshare?
Fractional ownership is an undivided interest in a specific condominium. Within the vacation ownership industry, fractional interest products often consists of deeded ownership, larger blocks of time, larger accommodations and more built-in services and amenities. While there are certainly exceptions, timeshare is typically viewed as a “vacation use product” and most often consists of a right-to-use status at a particular resort, weekly increments, and smaller accommodations.
What ownership program is available at Seventh Mountain Resort?
Fractional ownership at Seventh Mountain Resort consists of a one-sixth, deeded interest in a specific condominium. The Co-Owner Agreement allows you to use your unit for 8 weeks per year which gives you 2 weeks each season in your own vacation home and enables you to maintain the balance between how much leisure travel you desire at a minimum financial commitment to meet those needs.
What renovations have been done to the grounds and public areas?
Over the past three years, major renovations have taken place at the Resort, making it once again the crown jewel of Central Oregon. These include a new ice rink, a swimming pool area that includes two swimming pools and three hot tubs, a general store, the new family friendly Big Eddy’s Cafe, up-to-date meeting facilities, a new arrivals building, the remodeling and re-naming of the Gray Hawk Grill, now the Seasons Restaurant, and all new landscaping featuring native trees and flora.
What renovations have been done to the condominium units?
There are now eighty-nine totally remodeled and beautifully decorated vacation homes available to fractional owners. This massive re-construction project has resulted in five different floor plans for you to choose from, each with all new furnishings, fixtures and appliances. They are fully-equipped with everything from all your cooking and serving needs to fine linens, televisions, DVD players, key card security and wireless Internet.
What amenities are available to fractional owners?
All resort amenities are available to fractional owners including complimentary use of tennis courts, fitness center, three heated pools, three hot tubs, horseshoes, miniature golf, hiking trails basketball courts and volleyball courts. Our recreation office has bike and skate rentals, logo apparel and sundries, and will make your reservations for river rafting, horseback riding and many other activities. There are two restaurants and a general store. In addition, as an owner, you qualify for discounted greens fees at neighboring Widgi Creek Golf club, a concierge service that includes pre-arrival requests and optional daily housekeeping services at an additional cost.
Is there a homeowners association, what are the dues and what do they cover?
Yes. As an owner you are a member of the AUO (Association of Unit Owners). Monthly dues are based on the size and location of your vacation home and currently range from $84.45 to $170.67. They cover just about everything including phones, cable TV, heating, cooling, electricity, landscaping, exterior maintenance, wireless internet, snow removal and pool maintenance. Property taxes are minimal, paid separately and are billed annually to each owner.
Is there a rental program?
Yes, if you choose not to use your allocated time in your condominium unit, you have the option of placing the unused time in a rental program managed by Premier Resorts, or renting your accommodations privately. As the manager of the Resort’s commercial facilities, Premier Resorts handles the marketing, reservations, and housekeeping for the rental program.
Can I exchange my ownership at Seventh Mountain with other resorts?
Yes. Seventh Mountain Resort is an affiliate of Resort Condominiums International (RCI) which provides you the ability to exchange your right to occupy your unit with over 3,700 other resorts in nearly 100 countries. We are a “points resort,” which allows you to convert your right to occupy your unit to credits, which you can use for nightly stays, hotel accommodations, airline tickets, cruises and more. It’s the most flexible exchange system in existence.
In addition, you have the opportunity to visit any other of the 26 Premier Resorts-managed properties at up to a 50% discount off normal rates.
What do the fractional interests cost?
Pricing is determined by the floor plan you select; whether it is on the ground floor, second floor or top floor; and the number of interests remaining in an individual unit. Prices range from $24,000 per share to $85,000 per share, an exceptional value when compared to either whole ownership of a comparable second home or to other shared ownership programs the area.
